Where Do Multifamily Investments Make Sense?

Recent CPI and PPI reports found higher inflation at the producer and consumer levels, and while a rate hike is not expected at this week’s Federal Reserve Open Market Committee meeting, there is little chance for a rate cut from the FOMC. Interestingly, multifamily buyers have slightly increased their plans for acquisitions in the next 6 months, despite (or perhaps because of) an expected 1% drop in valuations over the same period. While nationally, multifamily investors have also reported more difficulties accessing capital, this may not be true for all regions. Weaker investor interest in lower-performing Sun Belt properties may be dragging down the national average, but the Midwestern multifamily market’s strong, stable fundamentals continue to draw the attention of investors looking for cash-flowing opportunities at an attractive basis.
