Housing Crunch Favors Multifamily

Even as home price growth has slowed, high prices for single family homes have led to notable declines in homeownership. The rental market, however, has become increasingly affordable, with incomes outpacing rents nationally. Rental housing’s continued affordability advantage over homeownership supports persistent apartment demand, but this demand boost is weaker in markets in the South and West where apartment supply has grown the most in recent years. In contrast, lower supply Midwestern markets have seen stronger rent growth and lower vacancy on average. Recent data has found that these same high-performing markets have slightly higher cap rates than the high-supply, low-performing Sunbelt markets, pointing to significant investment opportunities for cash-flow oriented investors.
