This investment opportunity is structured with a purchase price of $23.8 million, supported by a $16.875 million assumable loan and an equity raise of $9.77 million. The offering will be conducted under Regulation D, Rule 506(c).

By implementing our proven management processes, we aim to improve operations, enhance income generation, optimize third party contracts, and pursue proactive expense management. While maintaining the current staff, we will implement our standard operating procedures to help ensure consistent performance, high occupancy, and sustained investor returns.
